Leasing /Non-Property Management Service.

We help property owners/landlords find reputable tenants to rent their vacant apartment, condominium, or single-family home to qualified tenants as quickly and efficiently as possible. We do the advertising, inspect the property, complete the screening process and completing the move-in paper work then leave you the property for your own management after getting you the reputable tenants.

    Schedule and facilitate additional private showings to interested prospective renters as time and resources permit.

Our general property management services include the following:
  • Maintain the applicable tenant’s security deposit into an escrow account.
  • Oversee the tenant move-in process, including a detailed inspection, delivery of all keys and maintenance reporting instructions.
  • Establish online account access for the property owner.
  • Provide and store e-copies of all the applicable documents in your online account.
  • Provide monthly e-statements for the property owner.
  • Direct deposit of rental proceeds to the owner’s account by the 10th day of each month.
  • Communicate with the tenants and represent the landlord in all property and landlord related issues.
  • 24 hour maintenance reporting and service.
  • Qualification on reported maintenance issues to identify the landlord’s maintenance responsibility verses the tenant’s.
  • Perform bi-annual interior and exterior inspections of your property and provide written and photographic documentation.
  • Identification of any potential future problems
  • Schedule and supervise necessary approved repair work.
  • Payment of maintenance and repairs fees as per your instructions.
  • Perform a move-out inspection to identify and hold tenant(s) responsible for any applicable damages or tenant’s related charges.
  • Prepare the property for re-rental.
  • Follow regional, state and landlord/tenant laws and legislative issues facing property owners and tenants.
  • Oversee any legal action required in the event of non-payment of rent, or any other contract breach.
  • Communicate responsively and thoroughly according to your preference (i.e. email, phone, mail).
  • Provide monthly e-statements, a year end e-statement.
